Building Division

The Building Division supports construction permitting functions at the Permit Center, including public information, application review and acceptance, routing, fee collection, and issuance of all permit applications. This program manages the review of plans for work being performed within city limits to ensure compliance with required standards and regulations. The program also provides daily inspections of construction, plumbing, electrical, and mechanical work at job sites to ensure all work conforms to current code requirements.

The building inspectors are only in the office to schedule inspections between 7:30 a.m. to 8:30 a.m., Monday through Thursday.

New Building Codes Become Effective January 1, 2023

 

Every three years, the State adopts new codes to establish uniform standards for the construction and maintenance of buildings, electrical systems, plumbing systems, mechanical systems, and fire and life safety systems. Beginning on January 1, 2023, the City of Alameda will begin to enforce the new 2022 California Building Standards Codes as required by State law. As allowed by state law, Alameda also adopted two local amendments to the building code:
  • Fire Code: Requiring fire suppression in major expansions or remodels of existing single family or duplex substantial alterations that include replacement or addition of over 50 percent of the existing foundation for purposes other than a repair or reinforcement as defined in California Existing Building Code Section 202; or where over 50 percent of the existing building floor area is being remodeled, including unfinished spaces.
  • Green Buildings Standards Code: requiring all new construction citywide to be all electric with no gas hookups and requiring major expansions or remodels of existing buildings that include replacement or addition of over 50 percent of the existing foundation for purposes other than a repair or reinforcement as defined in California Existing Building Code Section 202; or where over 50 percent of the existing building floor area is being remodeled, including unfinished spaces, shall be considered equivalent to “new construction” and subject to the all-electric new construction requirements, with certain exceptions as required by the ordinance.
