Elevator Maintenance & Repairs in City Building Facilities

The City of Alameda invites proposals for the Full Service Elevator Maintenance and Repairs in City Building Facilities (Various Locations).

The scope of services is intended to provide the City with a 100% turn-key fully functional, properly maintained and optimal Elevator System. Services shall include all labor, parts, components and materials. Service Provider shall follow all Industry-recognized Standard Practices for Inspection and Maintenance of Commercial Building Elevators. All services shall be performed by a Qualified Journeyperson, exceptions to this shall be approved by a City of Alameda Public Works Supervisor in writing. Qualified Journey Persons shall be qualified to work on all elevator systems.

Provider shall provide all work and materials as described in this Scope of Services, which shall include all labor, transportation, supplies, materials, parts, tools, scaffolding, machinery, hoists, employee safety equipment, equipment, lubricants, supervision, applicable taxes, and all other work and materials required under this Agreement.  All work shall be done in a first class, complete and clean workmanlike manner, conforming to best industry practices, and in conformance with all applicable original manufacturer’s specifications. Provider shall facilitate proactive preventive maintenance, maximize equipment life and maximize beneficial usage of the elevator equipment covered by this Agreement.

Provider shall be responsible for initiating, maintaining, and supervising all safety precautions and programs in connection with services and shall comply with all applicable safety laws, good industry standards, take all reasonable precautions for safety of the public, property tenants, and employees, City employees, and other persons on or about the property site.

Provider shall be responsible, at no additional cost to the City, for executing all notice of compliance letters to the State of California in response to required Preliminary Orders. The notice of compliance forms must be completed by a licensed conveyance firm.

A mandatory pre-bid meeting (tour) is scheduled for June 28, 2023 at 9 am. It will be led by a city representative and proceed in the following order:

  3. Main Library Elevator, 1510 Oak St, Alameda, CA 94501
  4. Civic Center Parking Elevator, 1416 Oak St, Alameda, CA 94501
  5. Veterans Building Elevator. 2203 Central Ave, Alameda, CA 94501
  6. Emergency Operations Center Elevator, 1809 Grand St, Alameda, CA 94501
  7. City Hall West Elevator, 950 W Mall Square, Alameda, CA 94501

Proposers shall submit a Portable Document File (PDF) proposal via email only with the following in the subject line of that email:  “City of Alameda- Full Service Elevator Maintenance and Repairs in City Building Facilities (Various Locations)”.  Proposals shall be submitted to:

Proposals may be received by 2:00 PM on July 7, 2023.  Late proposals will not be considered.  The City assumes no responsibility for delays caused by delivery service.  Postmarking by the due date will not substitute for actual receipt.  Any Proposal received prior to July 7, 2023 may be modified by written addendum or withdrawn by written request from the Proposer to the City up to the official time when all proposals are due.  Section VI contains a complete list of proposal requirements.
