WHAT: Community meeting for tenants of the South Shore Apartments (934 Shorepoint Ct.) to discuss a Capital Improvement Plan (CIP) filed by the property owner
WHEN: Monday, May 1, 2023, 5-7pm
WHERE: The meeting will be held at City Hall, 2263 Santa Clara Ave., in Council Chambers on the third floor. Remote participation by Zoom is also available.
MORE INFO: The City of Alameda has had a CIP Policy since April 2016. The purpose of the policy is to encourage landlords to improve the quality of the City's rental housing stock, ensure that landlords receive a just and reasonable return on their capital improvement expenditures, and to limit the unreasonable displacement of tenants as a result of improvements to their rental units. By filing an application for a CIP, landlords may be able to recover the cost of eligible improvements over time by passing them on to the tenants over long periods of time. For more information on the City’s current CIP processes and regulations, please see Rent Control Ordinance Regulation 23-01.
In October 2022, the Rent Program received a CIP application for South Shore Apartments, a 450-unit complex, seeking to recover approximately $24 million of capital improvements, including new roofing and seismic retrofits. At the meeting, Rent Program staff will present preliminary findings, provide information on next steps, and address common questions.
Please note: The meeting is being noticed because the City's Sunshine Ordinance requires notice whenever a majority of the City Council may attend a meeting or function organized to discuss matters of public concern. The City Council will not be taking any action and the City Clerk will not be taking any minutes. Members of the public can attend and offer comment. The notice and information on Zoom registration is available at https://legistar1.granicus.com/alameda/meetings/2023/5/5862_A_City_Council_23-05-01_Meeting_Agenda.pdf.
