Automatic Gas Shutoff Devices

California Plumbing Code 1211.8, Alameda Municipal Code 13-6.2, Code of Ordinance No.3389

When Required

  1. In any new building construction (commercial, industrial, or residential) containing fuel gas piping for which a building permit is first issued on or after the effective date of this section.
  2. In any existing residential building that is altered or added to, and the following conditions are met:
    • (a) The building has fuel gas piping supplying the existing building or the addition to the building;
    • (b) A building permit for the work is first issued on or after the effective date of this section; and
    • (c) The value of the alteration or addition is more than ten thousand ($10,000) dollars.
  3. In any existing commercial or industrial building that is altered or added to, and the following conditions are met:
    • (a) The building has fuel gas piping supplying the existing building or the addition to the building;
    • (b) A building permit for the work is first issued on or after the effective date of this section; and
    • (c) The value of the alteration or addition is more than ten thousand ($10,000) dollars.
  4. Within ninety (90) days following the closing date of any sale, transfer, or conveyance of a real property.
  5. In any existing residential building identified as a soft-story building pursuant to Ordinance 2989, Earthquake Hazard Reduction in Existing Wood Frame Residential Structures with Soft-Story, Weak, or Open Front Walls.

Type of Device Installed

Must be certified by the State of California’s Division of the State Architect.

Installation

A Plumbing permit is required.

  • Earthquake actuated gas shutoff valves must be installed per the manufacturer’s instructions.
  • EQ valves must be installed on the building’s gas houseline piping downstream of the utility point of delivery, i.e., after the PG&E gas shutoff valve, pressure regulator (if installed), meter(s), and the service tee.
  • No attachments or connections of any kind are allowed on utility facilities prior to the point where the service tee connects to the gas houseline piping.
  • Once installed, the valve must not obstruct the operation or serviceability of PG&E’s piping, gas service shutoff valve, gas meter, or gas pressure-regulating equipment.
  • The PG&E test-tee and reset screw must be accessible.
